Why service area businesses in BC get suspended more than anyone

A service area business travels to the customer instead of the customer coming to you. That is nearly every trade BTM works with: roofing, HVAC, plumbing, electrical, excavation, painting, concrete and landscaping. It is also the listing type Google trusts least, because it cannot verify a storefront that does not exist.

The triggers are ordinary business activity:

  • Running the listing from a home address, or hiding the address after the fact

  • Using a virtual office, a mailbox, or a coworking address

  • Changing the business name after a rebrand

  • Editing categories or adding services in bulk

  • Swapping the phone number when you move to a new tracking line

  • Adding service areas that stretch further than Google finds credible

None of that is cheating. A Chilliwack excavation company that rebrands and updates its number in the same week has done nothing wrong and can still wake up suspended.

The service area trap specific to the Lower Mainland

Contractors here list every city they would drive to, from Chilliwack and Abbotsford all the way into Surrey. Google allows 20 service areas and plenty of shops fill all 20. It does not help you rank, and an unrealistic radius makes the listing look less credible during a review. Set your service area to where your crews actually go.

How to protect the reviews you already have

You cannot export Google reviews into a tidy file. Google does not offer it. So the record has to be one you keep yourself.

  1. Screenshot everything this week. Capture every page of your reviews, including the total count and star average. Date the folder.

  2. Copy your best 20 reviews into a document. Reviewer name, date, rating and full text. You want these for your website and ads regardless.

  3. Put them on a property you own. A reviews section on your own site means a suspension does not erase your social proof entirely.

  4. Audit the listing quarterly. Name, address, phone, categories, service areas, hours. Fifteen minutes, four times a year.

  5. Make changes one at a time. Space a name, number and address update over a few weeks instead of doing all three at once.
